Buy freehold apartments in Halle affordable, flexible, fully managed.
Wittenberger Straße 4–5 offers freehold apartments for owner-occupiers, investors, families and international buyers. From compact one-room units to family-sized homes — with local letting and project support by Messberger Real Estate.

A structured real-estate product in Germany — built for different buyer profiles.
Affordable entry
Freehold ownership in Germany has become almost unreachable in many cities. Compared to major German metros, Halle offers a significantly lower entry price.
Flexible use
The apartments suit owner occupation, letting, housing for children in university, families, shared flats or long-term capital investment.
Local support
Owners don't have to handle tenant search, inquiries and handovers themselves. Letting can be managed professionally on the ground.
Wittenberger Straße 4–5 — a residential project with multiple use options
The property comprises 86 apartments in Halle-Silberhöhe. Units are prepared for a range of uses: classic letting, owner occupation, larger combined apartments, capital investment and managed rental.
High-quality surfaces such as textured plaster and roll plaster together with modern renovation elements lift the property well above a plain standard rental — which supports higher rents than for un-refurbished stock apartments.

Apartment types for different buyer profiles
Four clear types — from the compact one-room apartment to the family unit of approx. 100 m².
Entry prices per apartment type
Base price: €1,990/m² for fully refurbished apartments — with new electrics, new bathrooms, vinyl floors, roll plaster and white walls. If an apartment is purchased in its non-renovated state, individual fit-out preferences are possible. Final prices depend on floor, position, balcony and unit combination. Current availability list on request.
Planned rental strategy: higher quality, higher cold rent.
Rather than being let as plain stock apartments, units are upgraded with modern surfaces — including high-quality plaster, textured plaster and roll plaster. This creates a more modern living character that supports higher cold rents.
Yield logic — transparent, no promises
- Yield depends on the purchase price, the actual rent, the service charge, the letting and any non-recoverable costs.
- A higher-quality fit-out can improve lettability and rent level.
- On request, a local contact accompanies the letting process.
- No guaranteed rental yield — instead a transparent calculation basis.
Illustrative gross rental yield
Based on a purchase price of €1,990/m² and a cold rent of €8.00/m² — before costs, taxes, vacancy and reserves.

Buy, let, stay locally supported.
Many buyers want to own but not deal with tenant search, inquiries, viewings and handovers themselves. For them a local letting service can be provided.
In Germany the equal-treatment rule for owners and tenants applies to letting commissions. For the tenant we place the apartments commission-free. For the owner, each successful letting incurs 3.57% incl. statutory VAT of the agreed annual cold rent.
Important: No automatic rent guarantee is promised. Letting is handled professionally, but depends on market and demand.
